An existing car wash in Spain sells via traspaso for about €30,000 on average: half of 30 listings in 2026 ranged from €18,000 to €52,500, around €30,000 in the Valencian Community and €45,000 in Madrid.

A hand car wash costs €20,000–50,000 to open from scratch, self-service bays from €65,000. The main risks are wastewater and drought.

What an existing car wash costs

We reviewed 30 traspaso listings for car washes with a stated price (Wallapop and Milanuncios, October 2026).

The median is €30,000, the average about €57,000, and half the businesses fall between €18,000 and €52,500. 22 of the 30 ask no more than €40,000. These are asking prices: they come down in a deal.

Where Listings Median traspaso Range
Andalusia 3 €16,000 €13,000 – 85,000
Catalonia 2 €27,500 €25,000 – 30,000
Valencian Community 11 €30,000 €12,000 – 235,000
Madrid region 7 €45,000 €18,000 – 370,000
Other regions 7 €18,000 €4,000 – 150,000
Total 30 €30,000 €4,000 – 370,000

Few listings state the rent, and it varies widely: from €500–550 a month for small washes in Sant Vicent del Raspeig and Mijas to €1,300 on an industrial estate in Arganda and €1,700 for 500 m² in Manises.

Four washes in the sample ask more than €100,000: a 440 m² centre with 37 years of trading in Mallorca at €150,000, washes in Villanueva de la Cañada and Móstoles at €180,000 and €370,000, and a company running a 980 m² car wash in Alaquàs at €235,000.

Examples from the sample: a hand car wash in Valencia’s Patraix district — €12,000; a car wash trading for over 25 years in Sant Vicent del Raspeig — €20,000 with rent of €500; a detailing centre in Madrid’s Hortaleza district with contracts with garages and dealers — €24,500; a car wash on the Arganda del Rey industrial estate with 30 years of history — €35,000 with rent of €1,300 and revenue, according to the seller, from €5,000 a month; a car wash in the Carrefour shopping centre in Torremolinos — €85,000.

What is actually for sale

Almost the whole sample is hand car washes and detailing in rented premises or car parks.

Self-service bays rarely sell as a business (the sample has three bays in Tenerife at €18,000), and tunnels usually come with a petrol station or “price on request”. That gives three models worth telling apart:

  • Hand car wash and detailing. Sold by traspaso: the premises lease, pressure washers, vacuums, the customer base and contracts with garages or dealers. Cheap, but the business runs on people: staff are the main cost.
  • A car wash in a shopping-centre car park. One in five washes in the sample sits in the car park of a shopping centre or large store — IKEA, Carrefour, Ahorramás. Its pitch depends on the agreement with the centre, not on an ordinary premises lease: check whether it allows transfer to a new owner and how many years it has left.
  • Self-service bays, gantry and tunnel. An unstaffed wash on a roadside plot or at a petrol station, where the land is usually leased. Here you buy equipment and the right to the plot, and revenue depends on passing traffic.

Car washes are also sold with their premises: premises let to a car wash in Alcorcón — €105,000, premises with a trading car wash in El Altet — €170,000, a 24/7 automatic car wash in Madrid — €880,000.

That is a commercial property purchase, to be compared with rental yields.

What it costs to open a car wash from scratch

Supplier and consultant benchmarks differ widely, because the models differ:

  • Hand car wash — €20,000–50,000: fitting out the premises, pressure washers, vacuums, design, licences and opening supplies.
  • Self-service bays turnkey with site works — from €65,000 for 2 bays, from €95,000 for 3–4 and from €140,000 for 5–6, at a distributor’s prices. One bay takes about 30 m², but for three bays with vacuums and access an equipment maker advises a plot of at least 1,500 m². Land, a separator and permits are not included in these prices.
  • Tunnel — from €100,000 for the equipment alone, without the plot or construction.
  • Water recycling — about €40,000: that is how a petrol-station car wash owner in Menorca costed it when drought closed washes without one.
  • Reserve — several months of fixed costs while the wash builds its customer base. How to size it is covered in Cash gap.

The second-hand market is much cheaper: in October 2026 four bays with a plant room were offered at €20,000, a full set of bays, vacuums and payment systems at €35,000, and gantries from €4,500 (a 2007 model) to €25,000.

But dismantling, transport and installation are extra, and a new site still needs its own design and permits.

Which permits a car wash needs

Spain’s retail liberalisation law (Ley 12/2012), which replaces licences with a declaration for small premises, does not apply to car washes: tax heading IAE 751.5 “Engrase y lavado de vehículos” is not in its annex.

Opening a car wash is governed by regional environmental-control laws and municipal ordinances, and what matters most in them is water and wastewater.

  • Madrid. The city’s water ordinance bans washing vehicles in car washes, car parks and petrol stations with an ordinary hose on mains water: only timed high-pressure systems using under 70 litres per vehicle are allowed; automatic car washes must have a water recycling system, and for a new wash it forms part of the design submitted with the licence application (art. 29). Without an industrial discharge form (Identificación industrial) you cannot obtain an activity licence (art. 52.5); a discharge authorisation lasts 5 years and must be renewed when the owner changes (art. 54).
  • Valencian Community. An environmental licence is required only for washing lorries and heavy machinery (Ley 6/2014, annex II, item 13.4.22). A car wash for cars opens on an environmental declaration if it fails any of the “harmless activity” conditions — for example, motors totalling more than 9 hp or noise of 70 dBA or more; otherwise on a simple notification (annex III). Pumps, a compressor and vacuums usually exceed 9 hp, so a declaration with a technical design is normally needed.
  • Andalusia. A car wash with a built area up to 300 m² goes through environmental assessment by declaration (CA-DR); above 300 m², a full municipal environmental assessment (CA) (Ley 7/2007 GICA, annex I).

Wastewater requirements are set by the town hall.

For example, the 2024 water ordinance of Santa Eulària des Riu in Ibiza expressly requires car washes to install a grease and hydrocarbon separator, with the waste from cleaning it handed only to an authorised waste manager — pouring it into the sewer is prohibited.

Look in your town’s ordinance for the sections on sewer discharges (vertidos) and water saving.

A car wash with a separator produces hazardous waste, so before starting it must notify the region as a producer — whatever the volume (Ley 7/2022, art. 35.1.a).

If wastewater goes not to the sewer but into the ground or a watercourse, a separate discharge authorisation is required (Water Act, art. 100) — on a plot without mains drainage this is the key question.

Drought: when car washes are shut

For a car wash, drought is not background but a direct revenue risk.

In Catalonia’s emergency drought scenario, washing any vehicle is prohibited except at commercial car washes with water recirculation — so a wash with recirculation gains customers in a drought, and one without it closes.

After the 2023–2024 drought, almost all of Catalonia’s basins returned to normal status in May 2025.

In Andalusia, the drought in the Mediterranean basins was officially declared over by an order of 10 April 2026.

But drought comes back locally.

In August 2026, Ciutadella town hall in Menorca, citing a drought pre-alert, allowed only car washes with proven water recycling to operate: of three petrol-station washes, one stayed open and the others closed.

That is why “is there recirculation, and is it documented?” belongs on the checklist alongside the lease.

What a car wash earns

A hand car wash in a good location brings in €3,000–10,000 of revenue a month, according to industry estimates.

Tickets range from €15 for an inside-and-out wash to €50 and more for a valet with upholstery cleaning and polishing. Self-service bays live on short cycles: the average ticket is €4–5.

For a hand car wash, the main cost is people.

Under the 2026 collective agreement for garages, car parks and car washes in Valencia province, a car wash operator earns €1,409.02 a month and a supervisor €1,506.92, 15 payments a year: an operator earns €21,135 a year gross.

Employer contributions add about 33%, so a supervisor and two operators cost the business about €86,300 a year, or €7,200 a month.

Car wash payback calculator

The calculator holds an illustrative hand car wash with detailing in rented premises: a €60,000 traspaso (a wash with this revenue costs more than the median) plus €15,000 to refresh equipment, check the separator and transfer the licence and discharge authorisation.

Revenue is €15,000 a month excluding VAT — about 34 washes a day at €17 excluding VAT.

Supplies (chemicals, plus water and power per wash) are 12%, staff €7,200 a month (a supervisor and two operators; the owner manages without a salary), rent €1,500 a month, other costs (fixed water and power, insurance, accountant, separator servicing and sludge removal, marketing) €1,400 a month.

Pre-tax profit is €37,200 a year, about €30,100 after tax, and the €75,000 investment pays back in about 2.5 years.

Three caveats. First, staffing barely depends on the number of cars, so if revenue falls by 10%, pre-tax profit drops from €37,200 to €21,360; by 15%, to €13,440.

Break-even is about €11,500 of revenue a month.

Second, cheap car washes at €10,000–30,000 are usually sold by owners who do the washing themselves, and their “profit” is essentially the owner’s wage; if you do not plan to work in the wash, cost the full team.

Third, self-service bays work differently.

Four bays at €120,000 including design and connections on a leased plot break even at about 31 washes a day and pay back in about 4.5 years at 60 washes a day; take the plot rent and traffic for such a calculation from a real offer. How to read payback is covered in Payback period.

Take revenue from bank statements, card-terminal and bay payment-system reports and VAT returns (modelo 303), not from the seller’s word.

For how sellers justify a price, see How to value a business for sale.

Taxes: VAT and modules

  • VAT. Car washing is taxed at the standard 21% rate (art. 90 Ley 37/1992): of a €20.60 ticket including VAT, the wash keeps €17.
  • Modules. In 2026 a car wash (heading 751.5) can use the module system if it has no more than 5 employees. The annual base is €19,191.86 per working owner, €4,667.27 per employee and €30.23 per m² of premises. Example: owner, one employee and 150 m² — about €28,400 of base a year before depreciation and reducing coefficients. For a wash where the owner does the washing, this can beat actual accounts.
  • Module limit. Modules are available with previous-year revenue up to €250,000 — that is the tax agency’s position, although parliament has not ratified the decrees extending these limits. The car wash in our example, with €180,000 of revenue, is within the limit, but with a team of three, compare both options.
  • SL. A car wash owned by an SL pays corporate tax: in 2026, with turnover under €1m, 19% on the first €50,000 of profit and 21% above. How to take profit out is covered in Salary or dividends from a Spanish SL.

What to check before buying a car wash

  1. The lease on the premises or plot. A business tenant may assign the lease without the landlord’s consent, but the landlord may raise the rent by 20% and must be notified within a month (art. 32 LAU). The lease may prohibit assignment or change these terms (art. 4.3 LAU). For a wash in a shopping-centre car park, read the agreement with the centre: term, right of transfer and what happens if the management company changes.
  2. Licence and discharge. Who holds the activity licence and the discharge authorisation, for what area and how many bays. Does what is on site match them: an extra bay or polishing booth added without a design is already a change of activity.
  3. Separator and recirculation. Is there a separator, when was it last cleaned, who removes the sludge and where are the hazardous-waste transfer records? Is there water recirculation, and is it documented: in a drought, that decides whether the wash can trade.
  4. Equipment. Age and condition of the pressure washers, gantry or tunnel, boilers, water softener and payment systems. Replacing a gantry costs tens of thousands of euros even second-hand.
  5. The numbers. Monthly revenue for 2–3 years from bank statements, the card terminal and VAT returns; chemical purchases from invoices; contracts with garages, dealers and fleets if the seller cites them as a revenue source.
  6. Debts and staff. The buyer of a trading business is liable for the seller’s tax debts (art. 42.1.c LGT) unless they obtain a tax-debt certificate before the deal, issued within 3 months (art. 175.2 LGT); for Social Security debts (art. 168.2 LGSS); employees transfer with all their rights, and seller and buyer are jointly liable for wage debts for 3 years (art. 44 ET).
  7. VAT on the deal. Selling a whole business able to operate on its own is outside VAT (art. 7.1 Ley 37/1992); a mere assignment of rights and assets usually carries 21% VAT — structure the deal with a tax lawyer.

How an existing business is checked before you pay a deposit is described on our traspaso audit page; if you are buying the company that owns the car wash, you need full due diligence. A similar unstaffed deal is a self-service laundromat.

If you are moving to Spain for this business

A non-resident can buy a car wash, but a non-EU citizen can live in Spain and run it personally only with a residence permit — usually a self-employment permit, for one year at first.

The golden visa has been abolished, and the startup visa does not suit an ordinary business of this kind.

How the self-employment permit works and how it differs from an employment permit is covered by Relotus in «Cuenta propia in Spain».

The sensible order is to confirm the permit first and only then pay a deposit.

Frequently asked questions

How much does it cost to buy a car wash in Spain?

In a sample of 30 listings from 2026, a car wash traspaso costs €30,000 on average, with half between €18,000 and €52,500. About €30,000 in the Valencian Community and €45,000 in Madrid. Large washes and washes sold with premises cost from €100,000 to several hundred thousand. These are asking prices.

How much does it cost to open a car wash in Spain?

A hand car wash costs €20,000–50,000. Turnkey self-service bays cost from €65,000 for 2 bays and from €95,000 for 3–4, excluding land and permits. A tunnel costs from €100,000 for the equipment alone. Water recycling adds about €40,000.

What permit does a car wash need to discharge water into the sewer?

Discharge conditions are set by the municipal ordinance: usually a grease and hydrocarbon separator and an industrial discharge form, and in Madrid you will not get a licence without it. If there is no sewer and wastewater goes into the ground or a watercourse, a discharge authorisation under the Water Act is required.

Can a car wash operate during a drought in Spain?

It depends on the drought scenario and on regional or municipal rules. In Catalonia’s emergency scenario only car washes with water recirculation may operate; in 2026, Ciutadella town hall in Menorca closed washes without it on the same logic.

How much does a car wash make in Spain?

In the illustrative example with €180,000 of revenue a year, a supervisor and two operators, the car wash makes about €30,100 after tax if the owner manages it personally. A small wash where the owner does the washing essentially earns the owner’s wage.

What is the payback period for a car wash?

In the illustrative example, about 2.5 years. A staffed car wash is sensitive to revenue: if it falls by 15%, pre-tax profit shrinks almost threefold. Self-service bays at €120,000 pay back in about 4.5 years at 60 washes a day.

Can a car wash pay tax under the module system?

Yes, if the owner is an individual, the wash has no more than 5 employees and previous-year revenue is up to €250,000. The base is calculated on the owner, employees and floor area: for an owner, one employee and 150 m², about €28,400 a year before coefficients.

Key points about buying a car wash in Spain

  • A car wash traspaso costs €30,000 on average, and three quarters of listings ask no more than €40,000; Madrid is the most expensive.
  • Most washes for sale are hand washes and detailing; one in five sits in a shopping-centre car park, where the agreement with the centre decides everything.
  • A hand car wash costs €20,000–50,000 to open, self-service bays from €65,000 excluding land, a tunnel from €100,000 for the equipment alone.
  • The key items in the deal are the discharge authorisation, the separator and water recirculation: the licence and trading in a drought depend on them.
  • A staffed hand car wash in the example pays back in 2.5 years, but is very sensitive to revenue.
